How we clean

Track Detailing, Step by Step

What happens in the channel below every pane we clean.

  1. 01

    Clear the loose stuff

Dry leaves, dead bugs and loose grit come out of the channel first, before anything gets wet.

  2. 02

    Brush the corners

A detail brush works into the grooves and corners where dirt packs tight.

  3. 03

    Scrub & wipe

The track is damp-scrubbed in short sections, then wiped out with microfiber.

  4. 04

    Open the weep holes

The small drain slots are cleared so rainwater can drain out instead of pooling.

Below the glass

Most companies stop at the glass. We keep going.

Slide open almost any window in North Texas and look down. That gray-brown layer of pollen, dust, dead bugs and leaf bits packed into the track has probably been building for years, because most window cleanings never touch it. The glass gets washed, the track gets ignored, and the first time you open the window, the dirt is right there.

Berry Bros does it differently. Window track cleaning is part of every job we do, along with the frames and seals. It isn't an upgrade, and it won't show up as a separate charge on your quote. This page walks through what that work involves, so you can see exactly how much goes into a single clean.

The anatomy of a window, and what we clean at each spot

A clean pane in a dirty window still looks like a dirty window. Here are the parts that frame the glass, and what each one gets on every Berry Bros visit:

The frame

The border around the glass. It collects dust, cobwebs and water marks, and a grimy frame leaves a dark outline around a sparkling pane. We wipe it down on every window.

The seal

The rubber or vinyl strip where the glass meets the frame. Dirt lines up along it like a bathtub ring. It gets cleaned along with the frame so the edge of the glass looks as crisp as the middle.

The track

The channel the window or sash slides in. This is where the heaviest buildup lives: pollen, dust, dead insects, leaves and grit, often packed down and turned to mud by past rains. It gets the full detailing process described below.

The weep holes

Small slots at the bottom of the outside track that let rainwater drain out. When they clog, water has nowhere to go and sits in the track. We clear them as part of the detail.

The sill

The ledge below the window. Wiped clean, so the whole opening looks finished.

All of this is standard. Frames, seals, sills and tracks are cleaned on every window, every visit. So are the screens. None of it is an add-on.

Our track detailing process, step by step

A wet rag dragged through a dirty track mostly smears the grime into the corners. Detailing a track properly takes a few passes, in a set order:

  1. Look first. During the walk-around before the clean, the technician checks the tracks along with the glass, noting the ones that are heavily packed and any windows that already stick or don't close well.
  2. Remove the dry debris. Leaves, bug remains and loose grit come out while they're still dry. Wetting them first just turns them into paste.
  3. Brush the grooves and corners. A detail brush gets into the tight spots where dirt compacts, especially the corners at each end of the channel.
  4. Damp-scrub in short sections. Caked-on grime gets a mild cleaning solution and a moment to loosen before it's scrubbed. Working a section at a time keeps the dirty water contained.
  5. Wipe out with microfiber. The channel is wiped clean, with the corners detailed by hand.
  6. Clear the weep holes. The drain slots are opened up so the next storm drains out of the track instead of sitting in it.
  7. Finish the frame, seal and sill, then slide the window to make sure it's moving freely over a clean track.

This all happens alongside the glass work on the same visit. The technician doesn't come back for it on another day, and you don't book it separately.

Why window tracks get so dirty in North Texas

Tracks sit at the bottom of the window, so everything that lands on the glass eventually ends up there. In North DFW that's a lot:

  • Pollen most of the year. Oak, elm and pecan from March to May, ragweed from September to the first freeze, and cedar over the winter. It drifts down the glass and settles in the channel.
  • Dust from every direction. Summer Saharan dust, wind across open land, and construction dust in fast-growing areas around Justin, Northlake and Haslet all find their way into tracks, including on brand-new windows.
  • Spring storms. April through June is storm season, and May is usually the wettest month of the year. Rain soaks the dust and pollen already in the track and turns it into mud that dries hard.
  • Bugs. Insects crawl into the channel and don't come out. Over time, they become a layer of their own.

When weep holes are clogged with all of that, rainwater can pool in the track during heavy storms rather than draining away. Keeping them clear is one of the small details that makes a track detail worth doing right.

Included with every window cleaning, never an upcharge

Track cleaning is the kind of job that makes the difference between "the windows were washed" and "the windows look new." It's also slow, unglamorous work, which is exactly why it's so often left out or sold as an extra.

We include it because a window isn't really clean until all of it is. Book an exterior window cleaning and the outside tracks are detailed. Add interior window cleaning and the inside tracks and sills are wiped down too. Your quote covers the house, and the tracks come with it. Wondering what goes into that number? See our window cleaning cost guide.

Like everything else we clean, track work is covered by our clean-windows guarantee. If something isn't right, call within 7 days of the appointment and we'll come back and fix it free.

How often should window tracks be cleaned?

For most homes, once or twice a year keeps tracks from packing solid. The best single time is late spring, once oak pollen has settled. If there's been construction nearby, it's worth doing once the dust stops.

The easiest way to never think about it again: a service plan. Monthly, Quarterly or Biannual visits come with a discount on every clean ($125, $75 or $50), and because tracks get detailed on every visit, they never get the chance to build back up.

FAQ

Questions, answered

Do window cleaners clean the window tracks?

Not always. Many stop at the glass. Every Berry Bros window cleaning includes the tracks, along with the frames, seals and sills.

Is track cleaning extra?

No. Track detailing is part of every standard Berry Bros window cleaning. There is no separate charge for it.

Why are my window tracks so dirty?

Tracks sit at the bottom of the window, so pollen, dust, bugs and leaves all settle there. North Texas rain then turns that debris into mud that dries hard in the channel.

How often should window tracks be cleaned?

Once or twice a year for most homes, ideally in late spring after pollen season. On a service plan, tracks are detailed at every visit.

What are weep holes, and why do they matter?

Weep holes are small drain slots at the bottom of the outside track. When they clog, rainwater can pool in the track instead of draining out. We clear them as part of every track detail.

Can dirty tracks make windows hard to open?

Grit in the track is a common reason windows drag or stick, and cleaning it out often helps. If the rollers or hardware are worn, though, that's a repair job. We clean tracks; we don't repair windows.

Is the black stuff in my tracks mold?

It can be mildew, or it can just be packed dirt. Either way, it gets cleaned out during the track detail.
