Berry RainBlock Tech, explained

What happens to water on your windows after we leave

A window cleaning looks perfect the afternoon it's done. The real test comes a few days later, when the sprinklers kick on at 5 a.m. or a spring storm rolls through. On bare glass, that water sits in droplets, dries where it lands, and leaves its minerals behind as faint white rings. Do that a few dozen times and the glass you paid to have cleaned looks dull again.

Berry RainBlock Tech is our hydrophobic window coating, and it's built for the time between visits. It changes how water behaves on the glass, so more of it runs off and less of it dries in place. Here's what it does, how we put it on, how long it holds up, and why it's only available on our Monthly and Quarterly plans.

What a hydrophobic window coating actually does

"Hydrophobic" just means water-repelling. Bare glass lets water spread out into a thin film or flat puddles that cling to the surface. A hydrophobic coating gives the glass a slick outer layer, so water pulls itself into tight round beads instead. Beads are heavy enough to roll, and as they roll they pick up other droplets and carry them off the pane.

That one change has a few knock-on effects homeowners notice:

  • Fewer drying spots. Water that runs off can't leave its minerals behind. Less standing water means fewer white rings.
  • Dirt holds on less. Dust and pollen don't bond as easily to a slick surface, and a good rain carries more of it away.
  • Easier cleanings. Whatever does build up comes off with less scrubbing at your next visit.

It isn't a force field. Some droplets will still dry on the glass, and a direct, daily blast from a sprinkler head will eventually leave marks on any surface. What the coating does is tilt the odds, so your windows stay presentable for longer after each clean.

Why it matters with North Texas sprinklers and hard water

North DFW runs on moderately hard to hard city water. It's perfectly safe to drink, but it carries a few hundred parts per million of dissolved calcium and magnesium. When that water evaporates off a window, the minerals stay put. That's where the chalky white spots on ground-floor glass come from, especially on windows that face the lawn.

Three things make the problem worse here than in most places:

  • Automatic sprinklers. Every time the system runs, overspray hits the same low windows.
  • Summer sun. Hot glass dries droplets fast and bakes the minerals on. Spots left for years can start to etch the surface.
  • Spring storms. May is usually the wettest month of the year, and wind-driven rain carries dust with it.

Cleaning removes the spots. Berry RainBlock Tech is the prevention step that slows them coming back. If your glass is already heavily spotted, that has to be dealt with first through hard water stain removal, which plan members also get free.

How we apply it, right after a full cleaning

A coating is only as good as the glass underneath it. Put it over dirt or mineral film and you've sealed the problem in. So RainBlock Tech is always the last thing that happens to a window, never the first.

  1. Look before touching. The technician walks the house, notes which panes have heavy spotting, and checks for glass that shouldn't be coated: tinted panes, window film, or factory "self-cleaning" coatings on the outside face.
  2. Full exterior clean. Every pane is scrubbed and finished with our normal process, by hand on reachable glass and with the water-fed pole on high glass.
  3. Remove buildup. Any mineral deposits get our Clarity hard water treatment, so nothing is trapped under the coating.
  4. Dry glass, then coat. Once the pane is clean and dry, the coating is applied evenly to the outside of the glass.
  5. Final look. The technician checks the finished windows from the ground before the job is called done.

Not for tinted or filmed glass. The coating's maker advises against using it on tinted glass, so we skip any pane with tint or window film. Standard home windows, including Low-E windows, are fine: on typical double-pane units the Low-E layer is sealed inside the glass, not on the outside face we coat. If you're not sure what you have, the technician will check with you first.

How long it lasts, and how we keep it working

No hydrophobic coating on house windows is permanent. How long it holds up depends mostly on how hard your water is and how often sprinklers hit the glass. Window cleaners who use this kind of sealant generally report results lasting several months, often around six months, and less on a pane that gets sprayed every morning.

That's exactly why we tie it to recurring visits. On Monthly and Quarterly plans, your RainBlock Tech is checked every visit, refreshed whenever it needs it. If water has stopped beading or the glass is dirty again, the technician reapplies it at no charge. You never have to remember when it was last done or book a separate appointment for it.

A few things that help it last

  • Re-aim sprinkler heads that hit the house. It's the single best thing you can do for low windows, coated or not.
  • Skip the hose. Rinsing windows with tap water adds a fresh layer of minerals. Let the next visit handle it.
  • Let it ride through storms. If it rains right after a plan visit, our 7-day rain guarantee covers one free callback within that week.

Free with Monthly and Quarterly plans, not sold separately

You can't buy Berry RainBlock Tech by itself, and that's on purpose. A coating applied once and never checked fades out, and then you've paid for something that quietly stopped working. Tying it to a plan means someone is looking at it every visit and topping it up when it's needed.

  • Monthly plan: $125 off every cleaning, plus RainBlock Tech, full hard water removal and the 7-day rain guarantee.
  • Quarterly plan: $75 off every cleaning, with the same three perks.
  • Biannual plan: $50 off every cleaning. The coating, hard water removal and rain guarantee aren't part of this plan.

Plans are scheduled automatically, so once you're on one you don't have to rebook. There are no cancellation fees. If you cancel, we just ask you to pay back the plan discount from your first cleaning. Compare the options in our service plans, or read what goes into a window cleaning quote.

The coating rides on top of a standard exterior window cleaning, which always includes frames, seals, tracks and screens. Running a business with tinted storefront glass? See commercial window cleaning, since tinted panes are skipped.

FAQ

Hydrophobic coating questions

How long does hydrophobic coating last on house windows?

Usually several months. Window cleaners commonly report around six months, but hard water and daily sprinkler spray wear it down faster. On Monthly and Quarterly plans we check it every visit and refresh it whenever it needs it, so you don't have to track it.

Is hydrophobic coating worth it for home windows?

It's most useful on homes with sprinklers near the house, lots of ground-floor glass, or windows you look through every day. Because it's free on Monthly and Quarterly plans, the real question is whether a plan fits your home, and for most North Texas homes it does.

Will it stop hard water spots from my sprinklers?

It reduces them and makes the ones that do form easier to remove, but no coating stops everything. A window that gets sprayed every morning will still pick up some spots. Re-aiming the sprinkler head is the best fix, with the coating as backup.

Is it the same as Rain-X?

It works on the same basic idea of making water bead and roll off. The difference is that Berry RainBlock Tech is a professional sealant applied by our technician to glass that has just been cleaned and treated for mineral buildup, and plan members have it checked and refreshed as part of their visits.

Can I get Berry RainBlock Tech without a plan?

No. It's a plan benefit, included free with Monthly and Quarterly plans. It isn't sold on its own or added to one-time or Biannual cleanings.

Is it safe on tinted, filmed or Low-E windows?

We don't apply it to tinted or filmed glass, because the coating's maker advises against it. Standard and Low-E home windows are fine, since the Low-E layer on typical double-pane windows is sealed inside the unit rather than on the outside surface.

Do you coat the inside of my windows too?

No. The coating goes on the outside of the glass, where rain and sprinklers hit. Inside glass is handled by our interior window cleaning.
