Learn moreGrapevine is two towns in one. There's the Grapevine visitors know: a brick Main Street from the railroad era, wineries, hotels and more than a thousand holiday events every year. And there's the Grapevine people live in: lake-view homes near Silver Lake, and neighborhoods built from the 1970s through the early 2000s, a lot of them still on their original windows.
We clean for both. Storefronts get done when the doors are closed, and homes get every pane plus the frames, seals, tracks and screens, all held to the Berry Bros standard.
Between the lake, the highways and the old trees, Grapevine glass has a few habits of its own.
Homes near Lake Grapevine catch steady wind that carries dust, pollen and spray straight onto the glass that faces the water.
With SH 114, SH 121, SH 26 and I-635 all running through town, glass near the highways picks up a gray traffic film.
Older neighborhoods have big trees, and big trees mean spring pollen on the glass and leaves packed into tracks.
City water still carries dissolved minerals. Sprinkler overspray dries them onto lower panes, where the sun bakes them in.

Grapevine's Commercial Historic District runs along South Main Street, with more than 50 buildings, most of them brick from the Cotton Belt Railroad days of the 1880s. In 2009 the Texas Senate named Grapevine the "Christmas Capital of Texas," and the holiday season brings more than 1,400 events and the biggest crowds of the year to those sidewalks.
For a tasting room, boutique or restaurant on Main, the front window is how people decide whether to walk in. Our commercial window cleaning is scheduled before you open or after you close, always in daylight, so we're never working around your customers. Upper-story glass on the older two-story buildings is cleaned from the sidewalk with a water-fed pole that reaches about 40 feet.
Storefronts go on a Monthly, Quarterly or Biannual plan, so you're on the calendar and don't have to remember to call. If November and December are your biggest months, tell us on your quote request and we'll talk through the timing with you.
Lake Grapevine covers more than 7,000 acres, and the homes around Silver Lake Estates and Lakeview Estates are built to look at it. That usually means a tall wall of rear glass, a row of French doors and second-story windows facing the water. It's also the side of the house that takes the wind.
Wind off open water carries pollen, dust and fine spray, and it doesn't take long to dull the glass you look through most. We clean that side from the ground with a water-fed pole. The water is filtered on-site from your spigot down to under 10 TDS, close to zero, so it dries clear without a squeegee and without leaving spots of its own.
How often? For lake-facing glass, a Quarterly plan is usually the right pace: once a season, $75 off every visit, with free hard water removal, Berry RainBlock Tech and the 7-day rain guarantee. Monthly is there if you want the view perfect all the time.
The historic homes around downtown Grapevine have older glass, wood sashes and divided-light windows that need a slower approach. On these we skip the pole and use the traditional method by hand: a soft T-bar scrub, a squeegee pulled one small pane at a time, and edges finished by hand. Frames get a gentle wipe, and grit gets cleared from the sash tracks so the windows open and close easier.

Lakeside Estates was built between 1999 and 2002, and Russwood Estates and a lot of Grapevine's other neighborhoods are older still. Plenty of those homes are on their original windows, and after this many North Texas springs, the tracks tell the story: packed dust, dead bugs, leaf bits and pollen ground into a paste that makes windows stick.
That's part of every clean, not an add-on. Screens get the same treatment: removed, brushed, refreshed so faded mesh looks darker and cleaner, and wiped. Read more on track detailing.
It's one of the most common questions we get from Grapevine homeowners, so here's the short answer: tracks, yes, always. Frames, seals, tracks and screens are part of every Berry Bros clean, at no extra charge.
The inside is available too. Interior window cleaning can be added to your visit. The technician wears shoe covers, lays a microfiber towel at each sill to catch drips, and gives the inside glass the same scrub, squeegee and detail as the outside. We suggest moving large furniture away from the windows ahead of time, though it's not required and the crew will move it if needed.
Every clean is backed by our guarantee: if anything isn't right, call within 7 days and we'll come back and fix it free. For how pricing works, see window cleaning cost. Neighbors in Southlake and Flower Mound are on the same route.
It depends on the home or storefront: the number of windows, one or two stories, divided-light panes on older homes, how packed the tracks are, and whether you want the inside done too. We quote every job individually instead of posting a price list, and plans take $50–$125 off every visit. See what affects the price.
