Search "how much does window cleaning cost" and you'll find national averages that try to cover a one-bedroom condo and a five-bedroom two-story with the same number. Neither homeowner learns much from it. A window cleaning price is really a measure of time and difficulty: how much glass there is, how hard it is to reach, and how much is stuck to it.
So instead of posting a figure that might not fit your house, this page walks through the things that move a quote up or down, what's already included in ours, and the one set of numbers we're happy to publish: the plan discounts.
Two houses on the same street can have very different jobs. One has twenty standard double-hung windows and a sprinkler system aimed at the driveway. The other has a two-story wall of glass over the back patio, French doors with divided panes, and a sprinkler head that has been spraying the dining room window for three summers.
A flat price list would overcharge the first house or undercharge the second, and an undercharged job is the one that gets rushed. Quoting each home lets us price the real work and then do all of it, to the Berry Bros standard, without cutting corners to make a number work.
It also means no surprises on the day. You get your number before any work starts, and the quote request is free.
These are the factors that matter most when we put a quote together:
The single biggest driver. More panes and larger panes simply take longer. Glass in doors, sidelights beside the front entry and transoms above it all count as windows too.
First-floor glass is the quickest. Second-story and tall glass is cleaned from the ground with a water-fed pole that reaches about 40 feet, so there are no ladders against your house, but high panes still take more setup and care than the ones at eye level.
A big single pane is fast. French panes and divided-light windows, with a grid of small panes, have many more edges and corners to finish by hand, which adds time even when the total glass area is the same.
A home that was cleaned three months ago is a lighter job than one that hasn't been touched in years. Heavy pollen film, construction dust or baked-on spotting all add work to a first visit. Light spotting comes off as part of any normal clean. Full hard water stain removal for heavy buildup is included free on Monthly and Quarterly plans.
Exterior cleaning is the core service. Adding interior window cleaning covers the other side of every pane, and that extra time on site is reflected in your quote.
Frequency changes the job itself. Windows on a regular schedule don't build up between visits, so each visit is lighter. That's a big part of why our plans can take money off every cleaning.
When companies' quotes look far apart, it's often because they're quoting different jobs. Some price the glass only and add frames, tracks or screens on top. A Berry Bros quote covers the whole window:
Frames, seals, tracks and screens are never an upcharge. They're part of the standard job, so the number you're quoted is the number for a finished window, not just clean glass.
You'll see both models out there. A per-window price looks simple, but "a window" can mean anything from a small bathroom pane to a two-story picture window, and extras like tracks and screens are often billed separately. A whole-house price is easier to compare, as long as you know exactly what it includes.
Whatever model you're comparing, ask the same three questions: Which windows are covered? Are frames, tracks and screens included or extra? What happens if a window isn't clean? Our answers are on this page. Tell us about your home and we'll send a number for the work you've asked for, with everything above already inside it.
These are the only figures we publish, and they apply to every cleaning on the plan, not just the first one:
Put simply, a Monthly plan member pays three-quarters of the regular quoted price at every single visit, and a Quarterly member pays four-fifths. Plans are scheduled automatically, so you never have to remember to rebook.
Plans use a simple service agreement with no cancellation fees. If you cancel, we just ask you to pay back the plan discount you received on your first cleaning. That's all. Compare the three side by side in our service plans.
For a lot of North Texas homes, yes, and mostly for reasons that don't show up on the quote:
Ready to see what yours would be? Start with our exterior window cleaning page, then request a free quote. We'll send a number built around your house.
Priced around your windows, your stories and your glass.
Frames, seals, tracks and screens included. Never line items.
$125, $75 or $50 off, at every cleaning on the plan.
Call within 7 days if anything's off and we'll fix it free.
Debit, credit, tap-to-pay or Zelle.
Insured, local, and held to the Berry Bros standard.
It depends on how many windows the house has, how big they are, the pane style, and whether you want the inside done too. Second-story glass takes a bit more care, but we clean it from the ground with a water-fed pole, so there's no ladder work added on. Request a free quote and we'll send a number for your home.
Because homes vary too much for one number to be fair. A posted price would either overcharge a simpler home or undercharge a complex one. Quoting each house lets us price the real job and then do all of it.
Yes. Frames, seals, tracks and screens are part of every clean. They are never extra line items on your quote.
Usually because they're quoting different work. Check what's covered (glass only, or frames, tracks and screens too), how high windows are reached, whether the company is insured, and whether there's a guarantee if something is missed.
The discount comes off every cleaning on the plan: $125 on Monthly, $75 on Quarterly and $50 on Biannual. Member discounts can't reduce a visit below $150. Monthly and Quarterly also include free full hard water removal, Berry RainBlock Tech and a 7-day rain guarantee. Visits are scheduled automatically.
No cancellation fee. Plans use a simple service agreement, and if you cancel, we just ask you to pay back the plan discount from your first cleaning.
We accept debit cards, credit cards, tap-to-pay and Zelle.
Tell us about your windows and we will send a free quote, with frames, tracks and screens already included.
