Learn moreThe Texas House named Roanoke the “Unique Dining Capital of Texas” back in 2009, and the town has only leaned into it since. There are now more than 60 places to eat, most of them packed along US 377 and the old brick blocks of Oak Street. That means a lot of storefront glass that customers judge before they ever read the menu.
Behind the restaurants is a fast-growing town of about ten thousand people, with an older core near downtown and newer neighborhoods like Fairway Ranch filling in around it. We clean both: the plate glass on Oak Street and the tall back windows that look out over Fairway Ranch’s ponds.
Roanoke sits where two highways meet and a lot of freight moves through. Here is what that does to windows.
SH 114, US 377 and the distribution traffic heading toward Alliance kick up a fine gray grime that settles on any glass facing the road.
Kitchen exhaust, patio smoke and a steady stream of hands on the doors leave a greasy haze on storefront glass that plain rain never touches.
Roanoke’s Fort Worth water carries calcium and magnesium. Sprinklers mist it onto low windows, and the Texas sun bakes it into white dots.
On a 100-degree afternoon, soapy water dries on hot glass before it can be squeegeed. Streaks are the usual result of a rushed summer clean.

A dining room with a wall of street-facing glass lives or dies by that glass. Smudged doors and a hazy front window tell a diner something before the host does. Our commercial window cleaning is built around how a restaurant actually runs:
Shops, salons and offices along SH 114 and US 377 get the same treatment. Most storefronts are well within reach of our water-fed pole, which extends to about 40 feet.
Roanoke grew by roughly three quarters between 2010 and 2020, and much of that growth looks like Fairway Ranch: newer homes with pools, catch-and-release ponds and golf-cart paths. Homes like these are built around the back view, which usually means a tall wall of windows facing the water or the yard.
That glass is exactly what the water-fed pole is for. Standing on the patio, the technician brushes each pane with a nylon and boar-hair head fed with purified water (under 10 TDS, usually close to zero), then rinses it. With almost nothing dissolved in the water, the glass dries clear on its own, with no squeegee lines and no ladder feet in the flower beds. Lower windows, French doors and anything with stubborn buildup get the traditional by-hand method instead. You can read more about how we handle the outside on our exterior window cleaning page.
We also serve the older homes around downtown and the other subdivisions across town, including Briarwyck, Highlands Glen and the Meadows of Roanoke.

Roanoke doesn’t pump its own water. It buys treated surface water from Eagle Mountain Lake through the City of Fort Worth, and the state rates the system highly. Clean drinking water and hard water are two separate things, though. Treated lake water across this part of Texas still carries enough minerals to leave chalky spots wherever it evaporates, and a sprinkler head pointed a few degrees too high puts it straight onto your lower windows.
Light spotting comes off in any normal clean. Spots that have baked on through a few summers need a dedicated treatment. On our Monthly and Quarterly plans, full hard water removal is included free: we apply Clarity, work it in with #0000 steel wool or a walnut pad, then finish the window as usual.
Every visit is held to the Berry Bros standard. We’re locally owned in Justin and carry general liability insurance, with proof available on request. Next door in Trophy Club and Northlake are on the same route.
It depends on what we're cleaning. For a home, the count of windows, the number of stories, whether you want the inside done too, and how much hard water has built up all matter. For a restaurant or shop, it's the size of the storefront and how often you want us back. We don't publish a flat price list. Ask for a free quote and you'll have a number before any work starts, and plans take $50–$125 off every visit. Here's what affects the price.
Yes. We clean storefronts on Oak Street, US 377 and SH 114 before opening or after closing, during daylight hours, on a Monthly, Quarterly or Biannual plan. Inside and outside glass, doors and frames are all part of it.
Busy dining rooms with lots of door traffic and patio seating usually look best on our Monthly plan. Quieter shops and offices often do fine on Quarterly. We can help you pick once we see the storefront.
Glass facing a busy road gets grimy faster than the rest of the house. A Quarterly plan keeps the road dust from building up, and it includes hard water removal, Berry RainBlock Tech and the 7-day rain guarantee.
