How we clean

How a spotted window gets clear

Look closely, treat the minerals, finish the clean, then protect the glass.

  1. 01

    Diagnose

The technician checks each spotted pane up close to tell surface deposits from etching.

  2. 02

    Treat

Clarity treatment is worked into the minerals with #0000 steel wool or a walnut pad.

  3. 03

    Rinse & finish

The glass is rinsed or squeegeed clean and the frame and edges are detailed.

  4. 04

    Protect

Berry RainBlock Tech goes on the clean glass so new spots have a harder time forming.

Spot vs. etch

Can those white spots actually come off? An honest look

Most hard water problems on a North Texas house look the same from the driveway: a cloudy, speckled band across the lower windows, usually on the side facing the lawn. Up close, though, there are two very different things that can be going on. One is mineral sitting on the glass, which can be removed. The other is damage to the glass, which can be improved but not always erased.

This page explains how to tell the difference, how we remove hard water stains from windows, what results to expect, and why our full treatment comes with our Monthly and Quarterly plans instead of being sold as a one-time extra.

Why North Texas windows get white water spots

The water that comes out of your sprinklers is the same city water that comes out of your tap. Across North DFW it's moderately hard to hard, meaning it carries a few hundred parts per million of dissolved minerals, mostly calcium and magnesium. You can't see them in a glass of water. You can definitely see them on a window.

Every time a sprinkler mists the house, droplets land on the glass and evaporate. The water leaves; the minerals don't. One cycle leaves a faint ring. Hundreds of cycles stack those rings into a crusty white film. North Texas summers speed it up, because hot glass dries droplets in minutes and bakes the deposit on.

That's why the damage is so lopsided. Second-story glass is usually fine, while the windows closest to the sprinkler heads, the lawn side and the panes next to beds with spray nozzles, take nearly all of it.

Can hard water stains be removed? Spot vs. etch

Surface deposits: yes, they come off

If the spots are mineral sitting on top of the glass, they can be dissolved and worked off. Fresh spotting from this season, and even fairly heavy buildup, usually falls in this group. After treatment the pane should look clear again.

Etched glass: better, but maybe not perfect

When minerals sit on glass for years, especially in direct sun, they can start to eat into the surface itself. That's etching. It looks like a permanent haze or ghostly ring pattern that stays even when the window is wet. Treatment removes whatever deposit is still sitting on top, and the glass usually looks noticeably better, but the etched marks themselves may not fully clear. No cleaning product can put back glass that has been eaten away.

We'd rather tell you up front. If your technician sees signs of etching during the walk-around, you'll hear it before the work starts, not after. We won't promise a result the glass can't give.

The practical lesson: the sooner spots are dealt with, the more likely they come off completely. Every summer they stay on is another summer of baking.

How we remove hard water spots from windows safely

We use Clarity, a professional hard water removal treatment, and we apply it two ways depending on where the window is.

  • Windows we can reach by hand: Clarity goes on the spotted glass and gets worked in with #0000 steel wool, the finest grade made and the standard professional tool for glass. Then the window gets our normal clean: scrub, squeegee, and detail the edges.
  • High or hard-to-reach glass: Clarity is sprayed onto a walnut pad on the water-fed pole and scrubbed across the pane. Then the brush head rinses everything off with our purified water, which is filtered to under 10 TDS so it dries without leaving new spots.

Before any of that, the technician looks at the glass. Some newer tempered windows carry tiny bits of factory debris on their surface, so we check panes up close before any scrubbing. Frames, seals, tracks and screens are cleaned as part of the visit, as they are on every Berry Bros job.

Hard water treatment is for exterior glass, where sprinklers do their damage.

Why full removal comes with Monthly and Quarterly plans

Here's how it works, plainly:

  • Light spotting comes off in any normal Berry Bros clean, whether it's a one-time visit or part of a plan. A good clean should leave the glass clear, and ours does.
  • Full hard water removal with Clarity, for heavy or built-up spotting, is included free on Monthly and Quarterly plans.
  • It isn't offered on one-time or Biannual cleanings.

Why tie it to a plan? Because removal on its own is a short-lived win. If the sprinklers keep running and nobody comes back for six months or a year, the same windows rebuild the same crust, and you're back where you started. On a Monthly or Quarterly schedule, deposits never get the time to pile up or start etching, and each visit stays light.

Plan members also get Berry RainBlock Tech on the treated glass, so sprinkler water beads and runs off instead of drying in place, plus our 7-day rain guarantee. And the discount runs on every visit: $125 off on Monthly, $75 on Quarterly. Plans are scheduled automatically and there's no cancellation fee. Stop them coming back: sprinkler fixes and coating

Treatment fixes the glass. These steps fix the cause:

  1. Walk your sprinkler system while it runs. Watch which heads hit the house. A small turn of the nozzle or a lower spray arc often solves most of it.
  2. Swap nearby spray heads for drip or bubblers in beds right against the wall, where plants don't need an overhead spray.
  3. Don't hose the windows off. Rinsing with tap water just lays down another coat of minerals.
  4. Keep the glass coated and on a schedule. Berry RainBlock Tech plus regular plan visits clears new spotting long before it can bake in.

Hard water treatment pairs naturally with a full exterior window cleaning, and the same pure-water rinse is what we use for solar panel cleaning if your roof has panels.

FAQ

Hard water stain questions

Are hard water stains on windows permanent?

Usually not. Mineral deposits sitting on the glass can be removed. The exception is glass that has been etched by years of buildup. Treatment improves etched glass, but the etching itself may not fully clear.

What causes the white spots on my windows?

Almost always sprinklers. North Texas city water carries dissolved calcium and magnesium. When sprinkler droplets dry on the glass, the water evaporates and the minerals stay behind as white spots.

Why didn't vinegar or a store-bought cleaner work?

Household products can soften light, fresh spots. Deposits that have baked on through a few summers bond much harder and need a dedicated treatment and careful agitation. And if the glass is etched, no product will fully remove the marks, because they're in the glass rather than on it.

Will removing hard water stains scratch my glass?

We only use #0000 steel wool, the finest grade made, or a walnut pad, both standard professional tools for glass. We also look closely at newer tempered glass first, since it can carry tiny factory debris on its surface.

Is hard water removal included in a regular window cleaning?

Light spotting, yes. It comes off in any normal clean. Full removal of heavy buildup with our Clarity treatment is included free on Monthly and Quarterly plans and isn't offered on one-time or Biannual cleanings.

I'm on a Biannual plan. Can I get full hard water removal?

Not on Biannual, but you can switch to a Quarterly or Monthly plan. Those include full hard water removal, Berry RainBlock Tech and the 7-day rain guarantee, and they carry a bigger discount on every visit.

How do I stop my sprinklers from spotting the windows?

Watch the system run and adjust any head that hits the house. In beds right against the wall, drip lines or bubblers often work better than spray heads. Then keep the glass coated and cleaned on a regular schedule.

Turn white spots back into clear glass.
