Window cleaning for Southlake's larger homes

Southlake homes are built around glass. A typical custom or semi-custom house here has a two-story entry with an arched window over the door, transoms stacked above the living room windows, French doors to the patio and a long wall of glass looking out over the pool. It's beautiful, and it's a lot of square footage to keep clear.

Big glass also shows everything. A single sprinkler streak or a dried splash line from the pool is obvious on a pane that size. So our Southlake visits focus on the windows that matter most to how the house looks: the tall ones, the shaped ones and the ones by the water.

What Southlake glass is up against

A few of these are true anywhere in North Texas. One of them is very Southlake.

Pool splash

Splash, cannonballs and the pool cleaner all leave water on nearby glass. It dries into a line of mineral spots right at eye level.

Tarrant County hail

Spring storms push mud and leaf debris onto glass and bend screens. Big rear windows facing open yards catch the most.

Summer Saharan dust

Most summers, fine dust drifts in from Africa, peaking in June and July. It settles as a dull haze that big panes make very obvious.

Fall ragweed

Ragweed runs from September until the first freeze. Screens and tracks fill with it while the windows are open on cooler days.

Every arch and transom, cleaned from the ground

The windows Southlake homeowners ask about most are the ones they can't reach: the half-round over the front door, the transoms that sit eight or ten feet above the living room windows, and the second-story glass in a two-story entry. Here's how we handle each one.

Tall entries and second-story glass

Our water-fed pole reaches about 40 feet from the ground. The filtration unit hooks to your outdoor spigot and purifies the water to under 10 TDS, usually close to zero. A soft nylon and boar-hair brush scrubs the glass, then the pure water rinses it. With nothing dissolved in the water, the glass dries clear, with no squeegee lines and no spots.

Arched, round and odd-shaped panes

A squeegee is built for rectangles, and curved glass is where streaks hide. On shaped windows within reach, the technician works the curve in short passes and finishes the edges by hand. Higher arches get the pole and its soft brush, which reaches into the curve without a squeegee.

Divided lights and French doors

Grilles and muntins turn one window into a dozen small panes. Each one gets cleaned on its own, and the frames and seals between them get wiped, so there's no dark ring left around clean glass.

No ladders lean on your stucco or stone, and nothing gets planted in your landscaping. See exterior window cleaning for the full process.

The glass around the pool

The windows and doors facing your pool get wet far more often than the rest of the house. Every splash leaves a little water behind, and when it dries in the sun the minerals stay. Over a summer that becomes a band of white spotting along the lower half of the glass, often right where you look out from the kitchen or living room.

Light, recent spotting comes off in any good clean. Spotting that has built up over a few seasons needs a dedicated treatment. Our full hard water removal uses a treatment called Clarity and is included free on Monthly and Quarterly plans. It's only offered to plan customers, not on one-time or Biannual cleans.

Pool-side glass is where Berry RainBlock Tech earns its keep. The coating helps splash bead up and roll off instead of drying in place. It comes free on Monthly and Quarterly plans, and the technician checks it every visit and refreshes it whenever it needs it. We don't apply it to tinted or filmed glass, since the maker advises against it. Standard Low-E windows are fine. More on how the coating works.

Gated communities and quiet visits

Monticello Estates is Southlake's guard-gated community, and Shady Oaks and Coventry Manor are gated enclaves too. Working inside them mostly comes down to planning ahead. You'll get a text 1–2 days before your appointment, which is the time to sort out gate access, and a second text when the technician is on the way, so the guard house or your household isn't caught off guard.

Some HOAs ask vendors for proof of insurance. We carry general liability insurance and can send proof on request, so tell us if your HOA needs it before the first visit.

Inside the house, with care for the floors

If you add interior window cleaning, the technician wears shoe covers indoors and sets a microfiber towel at each sill to catch drips. We suggest moving large furniture away from the windows beforehand. It isn't required, and the crew will move it if needed. Inside glass gets the same scrub, squeegee and hand-detailed edges as the outside.

For interior glass high over a stairwell or two-story foyer, mention it on your quote request so we can look at the setup and tell you exactly what we can reach.

Storefronts on and around Town Square

Southlake Town Square draws shoppers and diners from all over the region, and the boutiques, restaurants and offices along Southlake Blvd compete for the same eyes. Smudged display glass is the first thing a passerby notices.

Our commercial window cleaning happens before you open or after you close, in daylight, so it never gets in the way of customers. Storefronts go on a Monthly, Quarterly or Biannual plan, and the pole reaches up to about 40 feet for upper-floor glass.

Who you get with Berry Bros

Berry Bros is locally owned in Justin, about 25 minutes up SH 114. Every Southlake visit is done by a Berry Bros technician and held to the Berry Bros standard: every pane, plus the frames, seals, tracks and screens, with a final daylight check before the job is called done.

If something isn't right, call within 7 days of the appointment and we'll come back and fix it free. On Monthly and Quarterly plans, rain within 7 days of your clean gets you one free callback as well. Wondering how pricing works for a big home? Here's what drives a quote.

FAQ

Southlake window cleaning questions

How much does window cleaning cost in Southlake?

It depends on the house: how many panes (divided lights count), how many stories, how much specialty and arched glass there is, any pool-side hard water, and whether you want the inside too. Southlake homes vary so much that we quote each one rather than post a price list. Plans take $50–$125 off every visit. See what affects the price.

Can you clean very tall or arched windows?

Yes. Our water-fed pole reaches about 40 feet from the ground with purified water, which covers two-story entries, transoms and arched glass on nearly every Southlake home. Shaped panes within reach are cleaned by hand in short passes.

Can you get the water spots off the glass by our pool?

Light spotting comes off in a normal clean. Heavier, built-up spotting needs our full hard water removal, which is included free on Monthly and Quarterly plans and is only offered to plan customers. Berry RainBlock Tech, also free on those plans, helps keep splash from drying on the glass.

Do you work in gated communities like Monticello Estates?

Yes. You get a text 1–2 days ahead, which gives time to arrange gate access, and another when the technician is on the way. If your HOA wants proof of insurance, we can send it.

Do you clean interior glass over stairwells and two-story foyers?

Tell us about it on your quote request. Interior reach depends on the layout, so we'll look at the setup and tell you exactly what we can clean before the visit.

Do you offer maintenance plans for Southlake homes?

Yes. Monthly ($125 off every visit), Quarterly ($75 off) and Biannual ($50 off) plans are auto-scheduled, so you never re-book. Monthly and Quarterly also include free hard water removal, Berry RainBlock Tech and the 7-day rain guarantee.

Are you insured?

Yes. We carry general liability insurance and can send proof on request.
