Learn moreNorthlake has grown from about 5,200 people in 2020 to roughly 12,000 by 2025, and nearly every home here went up in the last decade or so. That means two things for your windows. The houses have a lot of glass, especially across the back and in tall great rooms. And somewhere nearby, a lot is being graded, a slab is being poured or a warehouse is going up along I-35W.
We're based in Justin, about 10 minutes west on FM 407, so Northlake is basically our next-door neighbor. Below is how we handle a home's first real clean, what the logistics boom does to your glass, and how to keep new sprinklers from spotting your windows before the first summer is over.
None of these are going away soon. The town is still building out, and the highway corridor is still filling in.
Graded lots and framing crews kick up fine dust that drifts onto every finished home downwind, then cakes in the tracks.
Distribution centers and the truck route to AllianceTexas add a gritty road film to glass facing the highway side.
Most summers, a haze of Saharan dust arrives in June and July and leaves a fine film on windows and solar panels.
New sprinkler systems often spray the glass. The minerals dry into white spots and bake on in the Texas sun.

Each of Northlake's big communities has its own feel, and the glass is a little different in each one.
Hillwood's community at I-35W and FM 407 is laid out like an old Texas town square, with a boulevard of pecan trees and plans for more than 3,000 homes. Many of those homes are still going up, so finished houses sit next to active building sites, and the dust shows on every pane.
Harvest has a working farm at its center and homes that have been selling since 2013, so you'll find a mix of homes with years of buildup in the tracks and brand-new builds. Open farm ground nearby means more wind-blown dust on screens.
Rolling hills, bluffs and a creekside canyon give a lot of Canyon Falls homes big views and big back windows to match. Part of the community crosses into west Flower Mound, and we serve both sides.
Lots here range from 50 to 70 feet wide with several builders, so you'll see everything from compact one-stories to two-story plans with stacked windows over the patio. The water-fed pole cleans those upper panes from the ground, up to about 40 feet.

A builder's final clean usually means a quick wipe. Look closely at a brand-new Northlake window and you'll often find manufacturer labels, sticker glue, paint overspray, mortar specks from the brick and drywall dust packed into the tracks. A normal maintenance clean isn't built for that. Our post-construction window cleaning is, and it runs like this:
After that first clean, a regular exterior window cleaning plan keeps the next wave of neighborhood dust from building up again.
Northlake isn't only growing houses. Along I-35W, Northlake 35 Logistics Park started a 1.2-million-square-foot building in August 2026, joining Northport 35 and the Cross Timbers Distribution Center. Trucks heading to AllianceTexas run right through. All that site work and traffic puts a fine, gritty film on glass for miles around, and it builds faster than most homeowners expect.
For homes on that side of town, we usually suggest a Quarterly service plan. You're put on the schedule once and we come back every three months at $75 off each visit, with a text 1–2 days before and another when we're on the way. If you have rooftop panels, the same dust settles there too, and solar panel cleaning can be done on the same trip.
Why Quarterly beats waiting: dust that sits on glass through a few rain-and-sun cycles turns into a film that's harder to take off. Regular visits keep every clean light.
Northlake's water is treated surface water from the Upper Trinity Regional Water District. It's moderately hard, like most of the region's water, so when a sprinkler head mists your windows, the water evaporates and leaves calcium and magnesium behind. In a Texas summer, those spots bake on fast.
Brand-new irrigation is often set up before the landscaping fills in, and it isn't always aimed well. Walk your yard while the system runs once, and turn any head that's hitting glass. That one fix prevents more spotting than anything we can do.
For spots that are already there, light spotting comes off in a normal clean. Heavier buildup needs a dedicated hard water removal treatment, which is free on Monthly and Quarterly plans (and not offered on one-time or Biannual cleans). Those plans also include Berry RainBlock Tech, a window coating that helps water bead and run off instead of drying on the glass. It's checked every visit and refreshed whenever it needs it.
Berry Bros is locally owned in Justin, the next town over. Northlake is one of the closest stops on our route, which makes it easy to find a time that works and easy to come back if anything needs attention. Every clean includes frames, seals, tracks and screens, and every one is held to the Berry Bros standard. If a window isn't right, call within 7 days and we'll fix it free. We carry general liability insurance, and proof is available on request. Curious what your home would run? Here's what shapes the price.
It depends on the home: the number of windows, one or two stories, tall great-room glass, and whether it's a first clean on a new build with labels and paint to remove. Most Northlake homes are newer production builds, but plans vary a lot by builder. We quote every home individually, for free, before any work is done. See what affects the price.
Yes. That is exactly what our post-construction window cleaning is for. We check the glass for factory debris first, then remove labels, glue, paint overspray and mortar specks, and clean the construction grit out of the tracks.
Yes. Pecan Square, Harvest, Canyon Falls (including the Flower Mound side) and The Ridge at Northlake are all on our regular route.
While there is active construction nearby, Quarterly is usually the sweet spot. Dust keeps arriving, and cleaning every three months stops it from hardening into a film. Once building around you winds down, many homeowners stay Quarterly or move to Biannual.
Not with the right process. We use only #0000 steel wool, the finest grade, and we inspect newer tempered glass for baked-in factory debris before cleaning, since that debris is what causes scratches on new windows.
