Exterior window cleaning, explained

What a Berry Bros exterior clean actually includes

Outside glass takes the worst of North Texas. Sprinklers mist it with mineral-heavy water, spring oak pollen coats it yellow, summer brings Saharan dust, and a single hailstorm can leave splatter on every pane. Our exterior window cleaning removes all of it from every pane on your home, and it doesn't stop at the glass.

Every exterior clean includes the frames, seals, tracks and screens, so the whole window looks finished, not just the middle of the pane. Here's exactly how we do it and why the method matters in a hard-water region like ours.

What's included in our exterior window cleaning

Some companies quote "windows" and mean the glass only. A Berry Bros exterior clean covers the whole window:

  • Every exterior pane, first floor and second floor, including transoms, sidelights and the glass in your doors.
  • Frames and seals wiped down, so there's no dirty ring left around clean glass.
  • Tracks detailed: dirt, pollen and bugs scrubbed out. See window track cleaning for what that involves.
  • Screens removed, brushed and refreshed. See window screen cleaning.
  • Our clean-windows guarantee. If anything isn't right, call within 7 days and we'll come back and fix it free.

None of this is an upcharge. Frames, seals, tracks and screens are part of the standard job, not line items on your quote.

From assessment to final check: how the visit runs

Every exterior clean follows the same order, so nothing gets skipped and nothing gets rushed.

  1. Assessment walk-around. Before any water comes out, the technician walks the house and notes heavy hard water spots, paint or sticker residue, fragile or cracked panes, and which windows need which method.
  2. Pre-clean prep. Screens come off and get set aside for cleaning. Heavy cobwebs and loose debris get brushed away so they don't smear across the glass.
  3. The clean. Reachable glass gets the traditional method: scrub, squeegee, detail. High glass, second stories and windows behind landscaping get the water-fed pole and purified water. More on both below.
  4. Frames, tracks and screens. Frames and seals are wiped, tracks are scrubbed out, and screens go back in clean.
  5. Final check. The technician steps back and looks at every window from the ground, in the light, and touches up any edge or drip before calling the job done.

You'll get a text reminder 1–2 days before your appointment and another text when we're on the way, so you always know when we're coming.

Two cleaning methods, matched to every window

Traditional: scrub, squeegee, detail

On glass we can reach, we use the method professional window cleaners have trusted for decades. A T-bar mop scrubs the pane with cleaning solution. Stubborn specks get worked off with #0000 steel wool, the finest grade made and the standard professional tool for glass. Then a squeegee pulls the pane dry edge to edge, and the edges are finished by hand.

Water-fed pole: pure water from the ground

For second-story glass, tall windows and panes behind flower beds, we use a water-fed pole that reaches about 40 feet from the ground. A filtration unit hooks to your outdoor spigot and purifies the water on-site, down to under 10 TDS (total dissolved solids) and usually close to zero. A soft nylon and boar-hair brush scrubs the glass, then the pure water rinses it clean.

Because the water has almost nothing dissolved in it, there's nothing left behind to spot when it dries. That's the whole trick, and it's why the method works so well in North Texas. It also means no ladders leaning on your siding or planted in your landscaping, and the system uses very little water.

Two-story and hard-to-reach windows, cleaned from the ground

Second-story windows, the tall glass over a front entry, the big panes above a back patio: these are the windows homeowners give up on, and the ones that make the biggest difference once they're clean. The water-fed pole cleans them all from the ground, up to about 40 feet, which covers most two-story homes and many three-story walls.

It's also the gentler option for your yard. There's no ladder foot in your flower beds and nothing resting against your gutters or siding.

Why outside glass gets dirty so fast in North Texas

If your windows look dull a few weeks after you clean them, it isn't your imagination. North DFW is hard on glass all year:

  • Hard water and sprinklers. DFW tap water carries a few hundred parts per million of dissolved minerals. Every time a sprinkler head hits a window, those minerals dry into white spots, and the summer sun bakes them on. Left for years, they can etch the glass.
  • Pollen, three seasons a year. Oak, elm and pecan peak from March to May, ragweed runs from September until the first freeze, and mountain cedar blows in over winter.
  • Summer dust and heat. Saharan dust usually arrives in June and July, and 90–100°F glass flash-dries ordinary cleaning solution into streaks.
  • Spring storms and hail. April through June brings storms that leave splatter and debris across the whole house.

That's why most homes do best with a clean every three months. A Quarterly plan keeps you ahead of each pollen season and saves $75 on every visit.

Keep it clean longer: spots, coating and plans

Light spotting comes off in a normal clean. Heavy, built-up mineral spots need a dedicated treatment. On Monthly and Quarterly plans, hard water stain removal with Clarity treatment is included free.

Plan members also get Berry RainBlock Tech, our hydrophobic window coating. After the glass is clean, the coating makes rain and sprinkler water bead up and roll off, so spots have less chance to form between visits. It's checked at every visit and refreshed whenever it needs it.

Want the inside done too? Add interior window cleaning to the same visit. If you have panels on the roof, solar panel cleaning uses the same pure-water system.

FAQ

Questions, answered

How do you clean second-story windows?

With a water-fed pole from the ground. It reaches about 40 feet, so there are no ladders on your roof, siding or landscaping.

What is pure-water window cleaning, and will it leave spots?

Our system filters water on-site to under 10 TDS, usually close to zero. With almost no dissolved minerals in it, there's nothing left behind to spot as the glass dries.

Can you clean windows in the Texas summer heat without streaks?

Yes. Heat flash-dries regular cleaning solution, which causes streaks. Pure-water rinsing on the water-fed pole dries clear, and hand-squeegeed glass is pulled dry pane by pane before it can streak.

Do you remove sprinkler and hard water spots?

Light spotting comes off in a normal clean. Heavy buildup gets our full hard water removal treatment, which is included free on Monthly and Quarterly plans. Spots that have sat for years can etch the glass. Etching can improve, but it may not fully clear.

Will steel wool scratch my glass?

We only use #0000, the finest grade there is and the standard professional tool for glass. During the walk-around we also check newer tempered glass, which can carry tiny factory debris on its surface.

Are frames, tracks and screens included?

Yes. Frames, seals, tracks and screens are part of every exterior clean, never an upcharge.

What if it rains right after you clean?

Monthly and Quarterly plan members get our 7-day rain guarantee: if it rains within 7 days of the appointment, you get one free callback in that window. Every customer is covered by our clean-windows guarantee too.

Are you insured?

Yes. Berry Bros carries general liability insurance, and we can send proof of insurance on request.
