Learn moreWestlake, TX is a small town with very large homes. Custom estates on one- to ten-acre lots, Mediterranean and Catalan designs, modern builds with whole walls of glass. On houses like these, the windows aren't a detail. They're most of the view from every room, and the first thing anyone sees pulling up the drive.
That changes what "clean" needs to mean. A single annual wash doesn't hold up on this much glass in North Texas. What works is regular, thorough service that keeps the glass from ever getting bad, which is why most of this page is about the Monthly plan.
Every neighborhood in town, gated or open, from Solana to the north end.
The bigger the pane, the sooner you notice what lands on it. These four do most of the damage in Westlake.
A floor-to-ceiling wall shows a single water streak or a handprint from across the room. Small windows hide what big glass makes obvious.
The 60-foot oaks and pecans in Glenwyck Farms and Wyck Hill drop pollen, sap and leaf litter onto glass and into tracks.
Tarrant County is one of the most hail-prone counties in the U.S. Storms leave splatter on glass and grit in every screen.
From December to February, mountain cedar pollen rides north winds in from the Hill Country and settles on screens and sills.

Our Monthly plan puts your home on the calendar once a month, and it stays there. You don't re-book anything. You get a text 1–2 days before each visit and another when the technician is on the way. Here is what comes with it:
The plan also changes what each visit has to do. When glass is cleaned every month, minerals never get the chance to bake on and pollen never builds into a film. Each clean is lighter, and the glass stays much closer to how it looked the day we left. If monthly feels like more than you need, Quarterly brings the same perks at $75 off. Compare all three on the plans section.
Plans run on a service agreement with no cancellation fee. If you cancel, we ask you to pay back the plan discount from your first clean. That's the only catch.
Westlake architecture asks a lot of a window cleaner. Here is how we approach the glass we see most:
On glass we can reach, the technician uses the traditional method: a T-bar scrub, #0000 steel wool for anything stuck on, a squeegee pulled edge to edge and hand-finished corners. On a pane this large, the squeegee work is what decides whether it looks perfect or just clean. Tracks on big sliders collect a surprising amount of grit and get scrubbed out every visit. See track detailing.
High glass gets the water-fed pole, which reaches about 40 feet from the ground. The filtration unit hooks to an outdoor spigot and purifies the water on-site to under 10 TDS, so it dries without spots. No ladders against stone or stucco, and no ladder feet in the landscaping.
Many estates have tinted or filmed glass somewhere. We clean it like any other window, but we don't apply Berry RainBlock Tech to it, because the maker advises against it. Standard Low-E glass is fine to coat. Let us know on your quote which windows are filmed.
Vaquero is guard-gated, with about 300 homes around a Tom Fazio golf course. Terra Bella is a gated enclave of 28 lots beside a nature preserve, and Ventanas is a gated pocket of modern homes inside Entrada. Getting in is mostly a matter of planning, and our scheduling is set up for it: the text 1–2 days ahead gives your household or house manager time to arrange gate access, and the on-the-way text tells whoever is home exactly when to expect us.
If someone other than you handles the schedule, put their name and contact on your quote request. We carry general liability insurance and can send proof on request for an HOA or management office.

Glenwyck Farms covers more than 100 wooded acres with ponds and a park full of mature oaks and pecans. Homes there, and in Wyck Hill next door, are some of the prettiest in town, and the trees are the reason their windows get dirty first. Spring pollen dusts the glass yellow, sap spots the lower panes, and leaves and seed pods end up packed into tracks and caught in screens.
Every Berry Bros clean takes care of all of it. Screens come out, get brushed, refreshed and wiped. Tracks get scrubbed out. Frames and seals are wiped down so the whole window looks finished. It's held to the Berry Bros standard every visit, and if anything isn't right, call within 7 days and we'll fix it free. Curious how we price a large estate? Here's what goes into a quote. Neighbors in Southlake and Keller get the same service.
It depends on the total amount of glass, how high it goes, how much specialty or divided glass there is, existing hard water, and whether the inside is included. Estates here vary too much for a price list, so we quote every home individually. The Monthly plan takes $125 off every visit. See what affects the price.
