The window cleaner that actually lives on your side of FM 156

Plenty of companies list Justin, TX in their service area. Berry Bros is based here. When you book us, the technician isn't driving in from across the Metroplex. Most Justin homes are a few minutes from where the day starts, which makes scheduling easier and makes a callback quick if you ever need one.

Justin is also changing fast. The old railroad town along Main Street now sits next to master-planned neighborhoods full of two-story homes, with open fields still blowing dust over all of it. This page covers how we handle each part of town, and what the Justin wind, water and weather do to your glass.

What Justin throws at your windows

Justin still has a lot of open land around it, and that shapes how fast glass gets dirty here.

Wind off open fields

Plowed fields and unpaved country roads give the north wind plenty of dust to carry, and it settles as a gray film on glass and screens.

Sprinkler and well-water spots

Sprinklers mist minerals onto low windows. Homes on private wells can see heavier spotting, since well water is often harder.

Fall ragweed

Ragweed peaks in September and October and hangs on until the first freeze, coating screens just as you start opening windows again.

Hail season

Spring storms from April to June leave splatter, leaf bits and grit stuck to glass, and can bend or tear screens.

Based in Justin, TX, not just passing through

Berry Bros is locally owned in Justin. That matters in a few practical ways. Your home is close to the start of our route, so we can usually find a time that works without squeezing you into a long-distance day. If something isn't right after a clean, we're nearby to come back, and our clean-windows guarantee covers it: call within 7 days and we'll fix it free.

Every visit is done by a Berry Bros technician held to the Berry Bros standard, the same checklist on every house, whether it's on Main Street or at the end of a gravel drive. You'll get a text 1–2 days before the appointment and another when the technician is on the way. We carry general liability insurance and can send proof on request.

A quick note on addresses: some homes along FM 156 and SH 114 have a Justin ZIP but sit inside Fort Worth city limits. That doesn't change anything for us. A 76247 address is a Justin address on our schedule.

Clean exterior windows on a one-story brick home

Old Justin and new Justin need different things

The original town

The streets around downtown and the BNSF line have older, smaller one-story homes. The windows sit low, often right behind shrubs or flower beds, and many have years of buildup in the tracks. Here we mostly use the traditional method: a T-bar scrub, #0000 steel wool on stubborn specks (the finest grade, safe on glass), a squeegee pulled edge to edge and hand-finished corners. Then the tracks get scrubbed out properly, which is often where these homes need the most attention.

The new master plans

Treeline, Timberbrook, Wildflower Ranch and Reatta Ridge are full of two-story homes with tall great-room glass and windows stacked above the back patio. Those get the water-fed pole, which reaches about 40 feet from the ground with no ladder against your siding. The water is filtered on-site to under 10 TDS, so it dries clear instead of leaving new spots. Lots are still being built around many of these homes, and if you just closed on one, start with post-construction window cleaning to get the builder's dust, labels and paint specks off first.

Out past the city limits: acreage and well water

Some of our Justin customers are on a few acres outside town, with a long driveway and open pasture on every side. We go out there. Rural homes tend to have more glass facing open ground, and that glass takes the full force of the wind and dust. Screens on those homes clog up fast, which is why we remove, brush and refresh them on every clean (see window screen cleaning). It's included, not an extra.

If your home is on a private well, your sprinklers may leave heavier white spots than city water would. Light spotting comes off in any normal clean. Spots that have been baking on for a summer or two need a real treatment, and full hard water removal is included free on our Monthly and Quarterly plans. It isn't offered on one-time or Biannual cleans, so if well-water spotting is your main problem, a Quarterly plan is usually the right fit.

Quick tip for acreage homes: if a sprinkler head is hitting the same window every morning, turn it a few degrees. It's the cheapest way to keep spots from coming back between visits.

Storm season in the town with the radar

Here's a bit of local trivia: the WFAA-TV Doppler weather radar has been in Justin since 1995. When North Texas storm coverage comes on in the spring, the radar tracking it is right here in town. And spring is when Justin windows take a beating. Storms from April through June throw mud, leaves and hail grit at the glass and leave screens bent or full of debris.

After a big storm, a clean shows you what's actually wrong. The walk-around at the start of every visit notes torn screens and damaged panes, so you hear about them early. Monthly and Quarterly customers also get our 7-day rain guarantee: if it rains within 7 days of your clean, you get one free callback in that window. In a stormy spring, that adds up.

Technician scrubbing an exterior window before squeegeeing

Set up a plan once, and we keep showing up

Most Justin homeowners don't want to remember to book window cleaning. With a service plan, you don't have to. Pick Monthly ($125 off every visit), Quarterly ($75 off every visit) or Biannual ($50 off every visit), and your home goes on the schedule automatically. Plans run on a simple service agreement with no cancellation fees. Here's how each visit goes:

  1. Walk-around. The technician looks over the house first and notes hard water spots, damaged screens and which windows need the pole.
  2. Prep. Screens come down, cobwebs and loose dust get brushed off so they don't smear.
  3. The clean. Traditional scrub and squeegee on reachable glass, pure water on high glass. Frames, seals and tracks are done on every window.
  4. Final check. Screens go back in clean, and every window gets a last look from the ground before we leave.

On Monthly and Quarterly plans, Berry RainBlock Tech coating is also included free. It helps rain and sprinkler water bead off the glass, and it's checked every visit and refreshed whenever it needs it. Want to know what drives the price for your home? See what window cleaning costs.

FAQ

Justin window cleaning questions

How much does window cleaning cost in Justin, TX?

It depends on your home: how many windows, one story or two, how much hard water spotting there is, and whether you want the inside done as well. A small downtown home and a two-story in Wildflower Ranch are very different jobs, so we quote each one. Request a free quote and you'll know the number before any work starts. See what affects the price.

Do you serve homes outside the Justin city limits or on acreage?

Yes. We clean homes on acreage around Justin, and Justin (76247) addresses that technically sit inside Fort Worth city limits are on our regular route too.

Can you remove well-water or hard water spots?

Light spotting comes off during any normal clean. Heavy, baked-on spots need a dedicated hard water treatment, and that full removal is included free on our Monthly and Quarterly plans. It is not offered on one-time or Biannual cleans.

Do you serve Timberbrook, Treeline and Wildflower Ranch?

Yes. Timberbrook, Treeline, Wildflower Ranch and Reatta Ridge are all regular stops for us, along with the older homes around downtown.

Are you actually local to Justin?

Yes. Berry Bros is locally owned and based in Justin, TX. Most homes in town are about 10 minutes or less from us.

Are screens and tracks included?

Yes. Every clean includes the frames, seals, tracks and screens. With the dust that blows in off the fields around Justin, the tracks and screens are often where you notice the biggest difference.

Is Justin named after Justin Boots?

No, though a lot of people think so. The town was named for W. Justin Sherman, a Santa Fe Railway engineer, and it was incorporated in 1946.
